Puttng out an idea. Beyond the brewery, winery, and distillery what
would you would like the PC to own in the area of Blacklight, Cormaris,
and Windhelm? (excluding of course of the government)

It would just be cool if you could own a shop.. so any kind of shop that you can design.

How about the player can own a small smithy, and use a forge to create his/her own armour!
You could have random adventurers come in who are able to barter, when the player is present of course.
The player may be able to complete a few quests for this smithy guy,
who is an old man and nearing death, and after the player completes the
quests, the smith wants to challenge the player to a duel, so that he
dies in honour. After that, the player inhereits the smithy, along with
its own armour-making forge.

I'm guessing the smithy guy is a Nord or Redoran(think that was the
House..I'm not good at Morrowind Lore.). Forging own armor is a little
hard to make, most mods who try to do that is only trying to do that.
Beyond if it's just mix [Thing1] and [Thing2] in a forge.
And easiest way to make the player own a store is if he employ someone
to sell stuff for him. Which some people might consider a little cheap.
